The 2024/25 financial year was characterised by valuable milestones, dynamic development and pleasing results for Impact Immobilien AG.
In 2024/25, we acquired three new properties and strengthened our portfolio in the area of services for the elderly. This is associated with a significant increase in cash flow, which further strengthens our solid financial base.
Today, our property portfolio has a market value of around CHF 225 million. Over the next three years, we will invest CHF 75 million in projects we have already committed to. In addition, we are working on investments totalling CHF 63 million in exclusive development projects with existing project contracts as well as specific acquisitions currently under negotiation.
The long-term rental agreements with social institutions, the stable market values and the joint partnerships ensure a reliable and growing cash flow. At the same time, we see clear potential for value appreciation through strategic project developments and targeted transactions in the social property market.
Impact Immobilien AG has a clear profile that sets it apart from other property providers. It has become a credible partner for property projects for social institutions. This positioning is thanks to Daniel Kusio, who has built up and developed the company since the early years. We would like to thank him warmly for his commitment. Fabio Anderloni, the previous Co-Managing Director, will take over the operational management of Impact Immobilien AG. Fabio Anderloni is already familiar with the company and will ensure that the company can continue to develop successfully on the basis of its good positioning.
The growing portfolio places greater demands on management, development and control. The focus will therefore increasingly be on digitalisation and the adaptation and improvement of work processes. Investments in digitalisation will simplify internal processes and improve collaboration and the flow of information. Impact Immobilien AG will be able to react more quickly and flexibly to changes.
With the forthcoming listing on the OTC-X market, we are creating more liquidity in share trading and increased visibility and transparency for existing and future investors. With a view to further growth and specific new projects, we are preparing a capital increase for the third quarter.
This capital increase will give investors the opportunity to participate in the mission and success of Impact Immobilien. They are investing in a property company that acts entrepreneurially and at the same time pursues a strong social cause. Our solid performance and regular distributions ensure an attractive return. At the same time, we create real, measurable social value.
